SPECIAL POWER OF ATTORNEY
KNOW ALL MEN BY THESE PRESENTS that I, Asha Rani wife of Shri Rohan Kumar, aged about 34 years, resident of House No. 12, Street No. 3, Nanak Nagar, Amarnagar, Tehsil and District Amarnagar, Punjab, appoint Rohan Kumar son of Shri Om Prakash, aged about 37 years, resident of House No. 12, Street No. 3, Nanak Nagar, Amarnagar, Tehsil and District Amarnagar, Punjab as my special attorney, to do the following acts in my name and on my behalf:
1.To apply for, sign and collect the completion certificate and the water and sewer connection for my house from the Municipal Corporation, Amarnagar.
2.To sign and file every paper, and appear before every office, needed for that purpose.
PROPERTY: House No. 12, Gali No. 3, Nanak Nagar, Amarnagar
This power of attorney shall remain in force for 6 months from the date of its execution, unless I revoke it earlier, and shall then come to an end.
And I agree to ratify and confirm whatever my attorney lawfully does under this power, as if done by me personally.
Date: 12-10-2026
WITNESSES:
What to bring
Papers to bring
- Your Aadhaar card or another photo identity proof, and the attorney's, with the attorney's full name, father's or husband's name and address
- Two recent passport-size photographs of you and of the attorney
- Papers about the one job: the property papers, or the account, file or case details (photocopies)
- Two witnesses, each with an identity proof
Where to go
Signed by you before two witnesses. A power to sell, gift or mortgage land or a house is usually registered at the Sub-Registrar's office, with you present; one to let out property or for a single office job is usually attested by a Notary, though some register it so that offices accept it.
Fee
Stamp duty follows the state's schedule: usually a fixed amount, but a power to sell land given for a price, or to someone outside the family, is charged like a sale in some states (Punjab among them). The registration fee is extra; ask the Sub-Registrar's office before buying the e-Stamp.
Good to know
- Describe the one job exactly, with the property or account details: offices accept a special power only for what it says.
- A power of attorney does not transfer ownership: the Supreme Court has held that a sale by power of attorney (a "GPA sale") is not a sale. The power ends when you revoke it, or on your death.
- To cancel it later, use "Revocation of a power of attorney" and tell the attorney and every office where it was used.
Papers and fees can change. Check with the office before you go. Guidance only, not yet reviewed by a lawyer.
Stamp paper
A power of attorney carries stamp duty; one to sell immovable property must be registered in most states. Check the current rules.
