1.To sell my residential plot described below, receive the price, and sign and register the sale deed before the Sub-Registrar.

What to bring
Papers to bring
- Your passport (and OCI card) copy, with the visa or residence page
- The attorney's identity proof and full address in India, and a photograph of the attorney if the consulate or the Sub-Registrar wants one
- Two recent passport-size photographs of yourself
- Papers of the property or matter in India: the registry, jamabandi (fard), or the account or case details (photocopies)
- Two witnesses, each with an identity proof
Where to go
Signed abroad before an Indian consular officer (often through the embassy's or consulate's service centre), or before a local Notary with an apostille where the country follows the Apostille Convention. The original is then sent to the attorney in India.
Fee
The consulate or Notary charges its own fee abroad. In India, stamp duty follows the state's schedule and is paid after the paper arrives, usually at the Collector's office or through e-Stamp; ask the Sub-Registrar's office for today's amount.
Good to know
- Have it stamped in India within three months of its arrival (s.18 Indian Stamp Act); keep proof of the date it arrived, such as the courier receipt.
- Before the attorney signs a deed for you, ask the Sub-Registrar in India what it needs: usually the stamped original and a copy of your passport.
- To cancel it later, use "Revocation of a power of attorney" and tell the attorney and every office where it was used.
Papers and fees can change. Check with the office before you go. Guidance only, not yet reviewed by a lawyer.
Stamp paper
A power of attorney carries stamp duty; one to sell immovable property must be registered in most states. Check the current rules.
