House No. 88, Model Town, Amarnagar, Tehsil and District Amarnagar, Punjab
Subject: Performance of the agreement to sell dated 10-03-2026
Sir/Madam,
Under instructions from and on behalf of my client, Anil Verma son of Shri Ramesh Verma, aged about 31 years, resident of House No. 204, Sector 9, Shantipur, District Shantipur, Haryana, I hereby serve you with the following legal notice:
1.That by an agreement to sell dated 10-03-2026, you agreed to sell a residential plot measuring 200 square yards, Khasra No. 45/2, Village Kalyanpur, Tehsil Amarnagar to my client for ₹24,00,000 (Rupees Twenty-Four Lakh only), and received ₹3,00,000 (Rupees Three Lakh only) as earnest money, the sale deed to be registered by 10-09-2026.
2.That my client has always been, and still is, ready and willing to perform his part of the agreement and to pay the balance price, but you have avoided executing the sale deed.
3.That you are called upon to execute and get registered the sale deed at the office of the Sub-Registrar, Amarnagar, within 15 days of receiving this notice, on receipt of the balance price. If you fail to do so, a suit for specific performance of the agreement, with costs, will be filed against you.
The rest of the paper is in Dastavo.
What to bring
Papers to bring
- The agreement to sell (iqrarnama) and the receipts for the earnest money (bayana)
- Proof that you are ready with the balance price: a bank statement, FD or loan sanction letter
- The seller's full address, and a recent jamabandi (fard) or other record of the property
Where to go
Signed by you, or by your advocate for you, and sent by registered post with acknowledgment due (AD) or speed post to every address of the other side that you know; e-mail or WhatsApp can be added.
Fee
No stamp paper or court fee is needed for a notice: you pay the postage, and the advocate's fee if an advocate sends it.
Good to know
- On the date fixed, go to the Sub-Registrar's office with the balance and the stamp-duty money, and record your presence there by an affidavit, as is usually done.
- A suit is due within three years of the date fixed for the sale deed: see "Suit for specific performance of an agreement to sell".
- Keep the postal receipts, the tracking report and the AD card or the returned envelope (unopened): a later case needs them to prove the notice.
Papers and fees can change. Check with the office before you go. Guidance only, not yet reviewed by a lawyer.
Stamp paper
Plain paper is enough.
