What to bring
Papers to bring
- The seller's title papers: the chain of registered deeds, jamabandi (fard) and mutation, or the authority's allotment and transfer letters
- The seller's identity proof, and the property's full description with boundaries
- Any no-dues or no-objection letters from the society, authority or bank
Where to go
Published by the advocate in newspapers that circulate where the property lies, usually one in English and one in the local language; objections come to the advocate within the days given.
Fee
The newspaper's charges and the advocate's fee; ask for today's rates. No stamp paper is needed.
Good to know
- A newspaper notice is no substitute for a search: also check the Sub-Registrar's records and the jamabandi for a mortgage, a court stay or an attachment.
- Answer every objection received before you pay the balance price.
- Keep the full newspaper pages, with the paper's name and date, not only the cutting: offices often ask to see them.
Papers and fees can change. Check with the office before you go. Guidance only, not yet reviewed by a lawyer.
Stamp paper
Plain paper is enough.
