What to bring
Papers to bring
- The owner's latest jamabandi (fard) and the khasra girdawari of the land
- The field map (aks shajra) with the leased khasra numbers marked, if only part of the land is given
- Identity proof of the owner and the lessee, with two photographs each
- The tube-well electricity account details, if the deed says who pays its bill
- Two witnesses, each with an identity proof
Where to go
Signed by the owner and the lessee, usually on e-Stamp paper, before two witnesses; many also have it attested by a Notary. A lease for one crop year is usually not registered; one for more than a year must be: see "Registered lease (over 11 months)".
Fee
The e-Stamp duty follows the state's schedule for leases, on the rent for the term; the Notary's fee is paid at the counter. Ask the e-Stamp centre for today's amounts.
Good to know
- Pay the rent by bank transfer or against a signed receipt, and keep the record of every payment.
- A bank, a crop-insurance scheme or a subsidy office may ask the lessee for this lease; each side should keep a signed copy.
- Check the khasra girdawari after each harvest: it should show the lessee as cultivator only for the term, as the deed says.
Papers and fees can change. Check with the office before you go. Guidance only, not yet reviewed by a lawyer.
Stamp paper
Deeds and agreements carry stamp duty that depends on the state, the document and its value; some must be registered with the Sub-Registrar. Check the current duty and registration rules before printing on stamp paper.
