What to bring
Papers to bring
- The paying guest's identity proof (Aadhaar card, passport or voter card), with two photocopies
- Two passport-size photographs of the paying guest (one is for the police verification form)
- The owner's identity proof, and a proof of ownership or of the right to the house, such as the sale deed, the property-tax receipt or an electricity bill
- For a student, the college identity card or admission letter; for a working person, the employer's identity card or appointment letter
- The name, address and phone number of the paying guest's parent or guardian
Where to go
Signed by the owner and the paying guest, usually on e-Stamp paper, before two witnesses; many also get it attested by a Notary. An agreement of this kind is usually not registered.
Fee
The e-Stamp duty and the Notary's fee are paid at the counter; ask there for today's amounts.
Good to know
- Give the paying guest's particulars to the police soon after the guest moves in, at the police station, a Saanjh Kendra in Punjab or the state police's online service; keep the receipt.
- Some cities want houses that keep paying guests to be registered with the municipal body or another local authority; ask locally.
- Note the room's condition and any meter reading on the first day, with photographs; it avoids arguments over the deposit later.
Papers and fees can change. Check with the office before you go. Guidance only, not yet reviewed by a lawyer.
