JOINT VENTURE AGREEMENT
This Joint Venture Agreement is made at Amarnagar on 12 October 2026 between Vikram Singh son of Shri Harbans Singh, aged about 52 years, resident of House No. 45, Gulab Colony, Amarnagar, Tehsil and District Amarnagar, Punjab (the "First Party"), and Verma Builders (GSTIN 06XXXXX0000X1ZX, Sector 9, Shantipur), acting through its authorised signatory Anil Verma son of Shri Ramesh Verma, aged about 31 years, resident of House No. 204, Sector 9, Shantipur, District Shantipur, Haryana (the "Second Party"); together the "Parties". What to bring
Papers to bring
- For each party: identity proof and PAN; for a company, LLP or firm, its registration papers and the board resolution or authority letter of the person who signs
- If land is made available: the title papers (sale deed, latest jamabandi or fard), the khasra numbers and a site plan
- The project plan and budget, and the approvals or licences already obtained
- The joint bank account details, if opened, and the names of each party's committee member
- Two witnesses, each with an identity proof
Where to go
Signed by both parties before two witnesses, usually on e-Stamp paper of the value the state fixes for an agreement. It need not be registered while no right in land passes under it; a transfer or lease of land to the venture needs its own stamped deed registered with the Sub-Registrar.
Fee
The e-Stamp duty follows the state's schedule for agreements; a deed that passes rights in land carries its own duty and registration fee. Ask the e-Stamp centre for today's amount.
Good to know
- If the venture builds on one party's land, some states charge stamp duty as for a development agreement or a conveyance; check before printing.
- The agreement does not make the parties a firm or a company, and each pays tax on its own share; ask a tax adviser how the venture will be taxed (it may be treated as a firm or an association of persons).
- Keep the project's separate accounts and the committee's decisions in writing; most disputes turn on them.

Stamp paper
Deeds and agreements carry stamp duty that depends on the state, the document and its value; some must be registered with the Sub-Registrar. Check the current duty and registration rules before printing on stamp paper.
