RECTIFICATION DEED
This rectification deed is made and executed at Amarnagar on 12 October 2026 by and between:
Vikram Singh son of Shri Harbans Singh, aged about 52 years, resident of House No. 45, Gulab Colony, Amarnagar, Tehsil and District Amarnagar, Punjab (hereinafter called the "FIRST PARTY", which expression shall, unless repugnant to the context, include his heirs, legal representatives and assigns) of the FIRST PART.
AND
Rohan Kumar son of Shri Om Prakash, aged about 37 years, resident of House No. 12, Street No. 3, Nanak Nagar, Amarnagar, Tehsil and District Amarnagar, Punjab (hereinafter called the "SECOND PARTY", which expression shall, unless repugnant to the context, include his heirs, legal representatives and assigns) of the SECOND PART.
NOW THIS DEED WITNESSETH AND THE PARTIES HEREBY AGREE AS UNDER:
1.That the parties executed the sale deed dated 12-10-2026, registered as document No. 3398 with the Sub-Registrar, Amarnagar (the "original deed").
2.That by a clerical mistake, the original deed reads: "House No. 54, Gulab Colony". The parties always intended, and agreed, that it should read: "House No. 45, Gulab Colony".
The rest of the paper is in Dastavo.
What to bring
Papers to bring
- The registered deed with the mistake (the original), or a certified copy if the original is lost
- Proof of the correct particulars: the jamabandi (fard), the khasra numbers, a site plan or identity papers
- Both parties (or their attorneys), each with a photo identity proof, and the PAN card where the income-tax rules need it for the value
- Two passport-size photographs of each party (the office also takes a photograph and thumb impression)
- Two witnesses with photo identity proof, who sign the deed and identify the parties
Where to go
Signed by the same parties as the deed being corrected, before two witnesses, and registered at the Sub-Registrar's office, usually the one where the original deed was registered.
Fee
Usually a small duty when it only corrects a mistake, but more if it adds land or value; the Sub-Registrar decides. The registration fee is extra; ask there for today's amounts.
Good to know
- Only a genuine mistake can be corrected this way; a change in the deal itself needs a fresh deed.
- If the other party will not sign, the deed can be corrected only through a civil suit (s.26 Specific Relief Act); ask a lawyer.
- After registration, have the revenue or municipal record corrected too, with a copy of this deed.
Papers and fees can change. Check with the office before you go. Guidance only, not yet reviewed by a lawyer.
Stamp paper
Deeds and agreements carry stamp duty that depends on the state, the document and its value; some must be registered with the Sub-Registrar. Check the current duty and registration rules before printing on stamp paper.
