What to bring
Papers to bring
- For an inheritance or a will: the death certificate of the previous owner (photocopy; the original to show)
- For a will, the will itself (with its registration details, if registered); for a sale or gift, a copy of the registered deed
- A recent copy of the jamabandi (fard) of the land, from the Fard Kendra or the Patwari
- Identity proof of the applicant and of every heir or new owner (photocopies)
- For an inheritance: proof of the relationships and the "Affidavit for mutation of inherited land"
- The numberdar or sarpanch, or two respectable persons of the village, if the Patwari asks
Where to go
Given to the Patwari of the village, or at the Fard Kendra or the tehsil, addressed to the Tehsildar. The Patwari enters the mutation, and the revenue officer attests it after hearing those concerned, usually in the village or at the tehsil.
Fee
The application is on plain paper; the tehsil charges the state's mutation fee, and the Fard Kendra a fee for each copy. Ask for today's amounts.
Good to know
- Report an inheritance soon: the Land Revenue Act asks heirs to report it to the Patwari within three months.
- Name every heir, daughters included; a mutation on a will is usually sanctioned only after notice to the other heirs, who may object.
- A mutation or a demarcation only records what is on the ground; it does not decide who owns the land, and a dispute goes to the civil court.
Papers and fees can change. Check with the office before you go. Guidance only, not yet reviewed by a lawyer.
Stamp paper
Plain paper is enough.
