What to bring
Papers to bring
- The seller's title papers: the registry, and the latest jamabandi (fard), mutation and khasra girdawari of the land
- The field map (aks shajra), and a demarcation report if the boundaries are in doubt
- The no-objection certificate the area needs (for example, in a notified urban or planning area), and the bank's no-dues if mortgaged
- Both parties (or their attorneys), each with a photo identity proof, and the PAN card where the income-tax rules need it for the value
- Two passport-size photographs of each party (the office also takes a photograph and thumb impression)
- Two witnesses with photo identity proof, who sign the deed and identify the parties
Where to go
Registered at the Sub-Registrar's office where the property lies (in Punjab and Haryana usually the Tehsildar or Naib Tehsildar), on a slot booked through the state's online registration appointment where offered; both parties and the witnesses appear in person.
Fee
Stamp duty follows the state's schedule, on the price or the collector rate, whichever is higher (some states, Punjab and Haryana among them, charge women buyers less); the registration fee is extra. Ask the Sub-Registrar's office for today's amounts before buying the e-Stamp.
Good to know
- Before paying, check the jamabandi for any mortgage, stay, attachment or acquisition entry.
- Present the deed for registration within four months of signing; later, only for a good reason, within four more months and on a fine.
- After registration, have the mutation entered, or the municipal or authority record changed: see "Mutation (intkal) application".
Papers and fees can change. Check with the office before you go. Guidance only, not yet reviewed by a lawyer.
Stamp paper
Deeds and agreements carry stamp duty that depends on the state, the document and its value; some must be registered with the Sub-Registrar. Check the current duty and registration rules before printing on stamp paper.
